FAAC Access Control Installation: The Van Nuys Owner’s Guide

Which FAAC Models This Applies To

Most of the Van Nuys calls we run are for FAAC 400, 402, 412, 415, and the 750/760 slide gate series. The access control side of these units shares a lot of DNA, but the receiver board differs between older 433 MHz units and newer 868 MHz models. If your remote says “FAAC T2” or “T4” on the back and the receiver board has a small blue trim potentiometer, you’re on 433. If the board has a white sticker with an 868 label, don’t let anyone sell you a 433 receiver just because the connector looks the same. It won’t talk to your remotes.

For OEM versus aftermarket: FAAC receiver boards are well made, but aftermarket equivalents from manufacturers like Linear-compatible MULTI-CODE receivers often outlast the original in our experience. The deciding factor is usually how many remotes and accessories you already have programmed. If we’re replacing the receiver, we’ll match what’s already in your driveway so you don’t repurchase every remote on the property.

Signs Your FAAC Access Control Installation Is Failing

• Remote only works at close range. The receiver’s sensitivity has degraded, usually from voltage issues on the board, or the antenna wire has corroded at its connection. We find this constantly on Van Nuys installs that are ten years old or older.
• Keypad accepts the code but nothing happens. The keypad is talking, but the relay isn’t firing. That’s typically a failed relay on the receiver board, not the keypad itself. Replacing just the keypad won’t fix it.
• Gate opens on its own or won’t stay closed. Phantom activations mean the receiver is picking up stray signal from a neighbor’s system, or the photo eye wiring has shorted and is sending false pulses.
• Call box or intercom works intermittently. Corroded wiring connections at the keypad or the pedestal are the usual culprit. Van Nuys is dry most of the year, but irrigation overspray and morning dew do a number on exposed connections.
• The board shows power but no LEDs respond. A dead transformer or a fried voltage regulator. The fix is a new power supply, and in Fairbanks and north Van Nuys where we see power surges from older panels, surge susceptibility is real.

Access control wiring is low voltage, so you’re not risking a shock, but the wrong receiver wired into the wrong terminal can fry your FAAC main board, and that’s a $700 mistake on a $350 job. You can safely check a few things first: see if the keypad has power, look for obvious corrosion at the antenna, and try the remote from both sides of the street.
